What roofing costs in Long Beach

Ranges rather than prices, because nobody can price a roof they have not stood on. They are here so a quote that is well outside them prompts a question.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Nothing is charged and nothing is booked.

Full replacement, typical home$13,500 to $35,000Estimated installed range in Long Beach for a single-family roof.
Per square, architectural asphalt shingle$675 – $1,000One square is 100 square feet of roof surface.
Emergency tarp-over$425 – $1,300Stops the water tonight. It is not a repair.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Long Beach is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

What a roof looks like as a monthly payment

Straight amortisation on the amount and rate you type in. Nobody is offering you these terms, us least of all — this is the arithmetic so you can check whatever a lender or a contractor does offer.

Prefilled with the middle of the typical Long Beach replacement range. Change it to whatever you have been quoted.

Roofing paper commonly lands somewhere between about 7% and 18% depending on credit and on the programme. Put in the number you have actually been given.

The assumptions, in full

  • A fixed rate, equal payments, and interest compounded monthly. Nothing is deferred and nothing balloons at the end.
  • No down payment, no dealer or origination fee, no prepayment penalty, and no insurance product added on. Real roofing finance often carries a dealer fee, and it is usually already inside the price you were quoted.
  • Promotional "same as cash" and zero-interest offers work differently: the interest is typically owed retroactively if the balance is not clear by the deadline. This table does not model that.
  • The prefilled amount is the middle of the typical replacement range for Long Beach from public cost data. It is not a quote for your roof.

CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$675 – $1,000$13,500 – $30,00025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$550 – $775$11,000 – $23,50015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$875 – $1,400$17,500 – $42,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,300 – $2,200$26,000 – $66,00040 to 60 years
Clay barrel tileOften salvaged and re-laid over new underlayment rather than replaced.$1,800 – $3,300$36,000 – $99,00050 to 80 years

What moves the number

  • How many old layers have to come off before the new one goes on
  • How much decking turns out to be soft once the covering is stripped
  • Access — a truck that cannot get near the house adds hours to every load
  • Warranty tier, which is really a question about who honours it in fifteen years
  • Whether the valleys, drip edge and step flashing are being replaced or reused

Common repairs

Emergency tarp-over$425 – $1,300
Small leak, flashing or a few shingles$500 – $1,400
Valley, chimney or skylight reflash$975 – $3,100
Section replacement, one slope$1,500 – $5,600

A word on the method. National installed ranges, adjusted for California labour and material costs and for how Long Beach is actually built. They are a sanity check on the quotes you receive, nothing more. No contractor is bound by them.

ItemTypical rangeNotes
Roof inspectionFree – $506Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to.

Seamless aluminium gutter, per foot$13 – $29Most homes run 160 to 220 feet.
Ridge and intake ventilation upgrade$630 – $2,602The cheapest thing you can do to make the next roof last its full life.
Tile lift-and-relay, per square$703 – $1,388Existing tile comes off, new underlayment goes down, the same tile goes back.
Skylight replacement, each$1,271 – $3,610Cheaper done during a re-roof than on its own afterwards.

Cost questions

Are you a roofing company?

No. Lighthouse Roofing & Exteriors of Long Beach is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.

How long does a re-roof take?

A straightforward asphalt roof on an average house is one to three days. Tile, slate and complex rooflines take longer, and weather stops work more often than anything else.

Can I stay in the house while it is done?

Most people do. Expect noise from early morning, dust in the attic, and a day where the driveway belongs to the crew.

How much deposit is normal?

A third at most, and never the full amount. Pay the balance when the job is finished and you have walked it. Some states cap the deposit by law.

Should I take the cheapest quote?

Only if it is the same roof. Most large gaps between quotes are scope gaps. Ask the cheapest contractor which of the other quotes items they have left out, and why.
